If someone has there real estate license are there fees involved even if the licenses is not in use , for instance not hanging in a brokerage firm?

I was a commercial broker in North Carolina years ago, but after having recently finished an MS in Real Estate Finance at NYU, I am working for a value-add real estate private equity firm in NYC.  

I appreciate your reduced asking price and as I have mentioned, I am willing to make a firm commitment at $125k with a P&S and an earnest money deposit but some of the covenants and their wording give me pause.

Be firm but fair and your tenants will respect you for it.

I found a brokerage firm that only charges me fees when I close a transaction, so remember that these brokerages are out there when it's time to "hang your shingle."
