Write a strong lease and screen your tenants.

I would strongly suggest not using a residential agent for Commercial and same goes for the using commercial for residential just because those are their specialties and although they are both real estate its completely different and you would be much better off.I hope that helps feel free to reach out if there is anything else I can help out with :-)Best,Brendan Leake

First, how do I create a strong buyers list that I could keep using even after I leave the area?

If the building has open violations for more than a year then there is a strong change that they are on title, which means you can only buy with cash or 203k loans.  

I have a strong desire to start and have studied countless books, attended webinars, and listened to podcast after podcast. 

If we were to build, we would be self performing everything, no subs, all in-house employees (frankly, it's not that hard), financials might be a problem, it is not as strong to build a 1-2M project - gross receipts around 300-400k this year if I were to guess and 290k from march 2014-aug 2014 (our 2014 fiscal year), license and insurance is fine, experience??

Honestly though I am really intrigued about the idea of passive income and want to start investing as soon as possible but at the same time I am firm believer in building a strong base before I make major decisions.
