If he wants to do cash out refinance, his income is social security and rental income for those properties can he still get 75% loan for each property within the same year or will the amount the banks let him qualify for 75% loan refinance depend more on his debt/income ratio and credit score?

If so, how are you approaching the use of social media in your screening process ?

Cold calling doesn't seem very efficient but direct mail doesn't seem to be an option for me right now.Other ideas are use social media for leads, craigslist, etc.

I would post that notice on the day I knew a child services social worker was going to visit.

Look at the finances, ability and willingness to pay bills, criminal issues, social issues. 

If so you should be marketing and promoting that link on all social media.
