Seller Lead Generation Methods That Work Best For You
Hi everyone! I am just now embarking on my Sales Agent Journey and am in the midst of reading 'The Millionaire Real Estate Agent.' It really stresses the importance of focusing on seller lead generation. I'd love to listen to your experience on generating Seller leads - what 3 methods consistently work best for you and what methods have never worked well for you at all?

Hey Larry, I've been in Real Estate sales for a year now and I've done 12 transactions with about half seller and half buyers. Here's what worked/did not work for me.
FSBO's. (5 of 12 transactions) - I find FSBO's and reach out to them either on Facebook Marketplace, Zillow, Craigslist, or a "FSBO" yard sign. I first get an appointment with them either by messaging or calling them. I then prepare a marketing plan, transaction management plan, and CMA personalized to each property and present it to them at the appointment. Sometimes I can convince sellers to list at the appointment, sometimes it takes a few days or weeks of following up with them and providing more value to get the listing.
Referrals. (3 of 12 transactions) - Post on social media about what you are doing and remind friends and family casually of what you do in real estate sales.
Zillow lead generation. (1 of 12 transactions) - I had a six month contract. I don't necessarily recommend this, it's expensive and 99% of the leads I got were a waste of my time and though I continue to follow up with a few, probably will never end up as buyer clients. I will eventually try this again once I can afford better zip codes and once they improve the quality of leads)
Make friends and work with other agents in your brokerage . (1 of 12 transactions, and 2 current active listings) - Early on I was fortunate to have made friends with another agent who does mostly land. He had a residential buyer he asked me to help him with and so we split the transaction.
Biggerpockets networking. (1 of 12 transactions) I've met some great people on Biggerpockets, some of which have turned out to be buyer clients for one of my larger transactions and will be repeat business in the future.
Personal use. (1 of 12 transactions) I just threw this in there in case someone was wondering where the other transaction has come from and it's from a personal live-in flip/airbnb purchase. :)
Also note - I've got one of my listings under contract with a new buyer client from a yard sign so that's possible, and I also found a buyer for one of my listings at an open house so that is also possible. I've tried postcards but nothing has come of that yet.
