Im planning on living upstairs which has a big finished attic and renting downstairs which has basement (huge) access.Im thinking of building a wall separating the basement (one side w only access to laundry machines) & one (just accessible to the downstairs unit.

If you still find lending to be an issue i'd recommend finishing your license and being an agent for 6 months to establish an income even if it is 1099 usually.

If you are going to leverage it and get any financing, traditional lenders like to see 6 months PITI in the bank for each property.When I acquire a property I plan to finish in the first 6 months any costs to rehab or improve the property.
