The first few times, I didn't charge a late fee.

Check your local laws to see when rent is actually late. 

30 is by no means too late or even late at all.

I am in PA and yes, it is legal to charge late fees to your tenant regardless of Section 8 subsidies or not, provided the tenant's lease allows for them.

we are experiencing something similar with a property in western nc. its a large investment home, in a good area. we offered it at 100 per sqft . we have not had the attention it should have . i assumed it was due to storms , elections, interest rates. i could be wrong we may pull it from the market and finish it.

As long as I finish up at the W2 in time to make the trip (usually not a problem), I'll be there.
