I paid for my appraisal on 12/7/21, even paying an extra $625 to get it done by 12/31/21 to meet a 1/5/22 expiration of my due diligence period. 

If you put 10% or more down, your FHA MIP will expire in 11 years.

For those who are not aware, Many covid-19 rental relief has long since expired/a lack of funding.

This phase can last 12 to 18 months or longer, depending on the time it takes for all tenants’ leases to expire and for all old units to be renovated.

Drive the list and see if you can find distressed properties that might be attractive to an investor and target that house.You can do the reverse of this as well where you start by driving around looking for houses, note the addresses of ones that need work and look up the owners and try to get in touch.If you are an agent or working with and agent you can get a list of expired listings and go after those, know that those owners will be getting hounded by other brokers/wholesalers as well.Hope this helps!

The security deposit was $800, damage was over 5,200 with insurance already expired after the lease.

FYI, most Tax Certificates of this value expire worthless….since to send the property to an auction to collect (if the owner doesn’t redeem, which on such low value lots they probably won’t) you have to pay off all the other Certificates, including the 18%/yr interest, plus a few hundred bucks for the sale, and Hope someone bids enough to cover all your outlays.Tax Certificates in FL really don’t make a lot of sense for this reason…as the Certificate gives you No claim or preference to acquire ownership.

Better off waiting until it expires.
