I need help with lead generation...

I have been in real estate for 2 months now, and I am struggling to find motivated sellers that haven't sold already lol. I am cold calling, and now starting to send text blasts out. I have kind of been all over the place due to mainly pulling vacant leads, but I feel I should I dive deep into one city pulling all the different types of leads, D4D's and just go all in. Thoughts? Does anyone have any tactical, strategic advice?
