We have experience in traveling around the Western USA in our RV and have stayed in various RV parks along the way.

I would recommend checking out Furnished Finder and Airbnb/VRBO for 30+ days stays to see what else is in the market and get an idea of what they are renting for.

As I get more confident in my real estate knowledge I plan to actively learn by going to real estate meet-ups and meeting up with some local investors. 

We have our listing in Lakewood, CO set for 30-day minimum stay and do MTR bookings on Airbnb and Furnished Finder.

In my honest opinion, the farther away you stay from those people the better, as they have very little to offer as real estate expert.I have to admit that Shenoah is the only really knowledgeable person there, and that she really does her best in the mastermind sessions, adding a lot of value and answering many questions.

You will be required to pay about $400 per month HOA, this gives you and your guests (who are staying with you) access to the 4 pools. 

Stay far away from any gurus (especially on Bigger Pockets) and invest in boots-on-the-ground knowledge. 

As far as the seasonal question, I have friends who have airbnb’s in Chatt and the ones in the city seem to stay steadily booked throughout the year.
