I am not expert on this but from what I know you get tax benefits as corporation or legal entity that you do not as Sole Proprietor.

I dont know how it is in your market and I am clearly not an expert, but a lot of the lenders dealing w/ these homes do not seem to use a lot of business sense.

Another change that I made was that due to having a split payment, rent now had be paid in certified funds.

I think the odds of a duplex having positive cashflow is a lot better than a single fam home in NYC but I'm no expert.
