multifamily trailer properties 12 units

New to the game, I think I have found a great deal but any help, advice etc is so appreciated. A trailer park with 12 units on 3 acres spread out and owner asking 180K with it bringing in 4250 per month in rent. Can I live in one of them and get a 15 or 30 year note? I know a personal loan only carries for 7 year. What would be my best road to take. I can afford about 800-1000 per month . Thanks all

I'm no MH expert, but those numbers look like the PP needs to come down from his 180K. You may want to reach out to someone like John Fedro ( I can't @ him) to get some more feedback. Good luck!
