I have done some research but curious about the experience people here have had. 1.

You will not get a lot of responses on here for several reasons - too many questions, not a big enough pool of people to answer the questions, and most agents have no clue about what it takes to work with investors. 

Just because other people do it or have done it doesn't mean it the right path for you.

This is the least likely thing for people to publish on BP, as finding them is key to the business and promoting them on here will inundate them with calls. 

Drive around, ask people that live there how they feel about the area, and, if you can, live there for a year.

Only a small minority of people getting involved in wholesaling are in any way competent 10.

More people probably looking in the cheaper/median priced areas as well with inflation kind of hitting peoples wallets more the last year or two.I think updating the units and being more aggressive on price is really all you can do since we obviously aren't in control of the economic factors.

We get more calls with handwritten, but it's usually from people really not motivated to sell and are more curious.

Think about it simply like this, if you moved into a place that was supposed to be good to go, and the water wasn't, almost got people sick.
