If that part of the house is in such bad shape i bet it needs new furnace water heater, definitely new paint, pressure wash the siding, New windows, doors, hardware refinish the floors assuming the hard wood is in good condition.

my point of viewI'm one of those people that really like the grey area of taxationdepending on how you have your rental portfolio laid out and what type of entity you have for your properties this is a pure wash- tax deduction for maintenance, if you go a step further and say the pool needs new decking then it falls under improvement ect...it all depends on where you place the capital on the form to make it a deductionenjoy

Your nuts. nobody's going to sign a lease with the exit date before the end of the month.It's called out by 12 noon on the last day of the month and in at Noon on the 1st day of the month.You kick AXX to get the work done and painted and if necessary do minor fixings after the new tenant is in all major stuff first paint, carpet clean and then the small stuff, wash windows, kitchen clean and bathroom clean.

Just to get the smell out you are going to have to pull just about everything that can be moved and rest will have to be cleaned with detergent and hot water.I had to wash window screens on a flip I did.
