Any tax diffrence? Renter maintnance or owner?
Greetings,
Recently my renter replaced a swimming pool motor and gave me a receipt. We then deducted the renters out of pocket expense from one months rent. Typically I would have deducted the liability but claimed the full income. From a tax perspective is there any advantage, disadvantage or draw?
I have a CPA, I'm interested in your insights? Plus he's busy right now ; )

There is no difference from a tax perspective. But if a mortgage broker is looking at your return to compute DTI, showing the amount as income and then deducting the expense below would be viewed slightly more favorably.
Assuming the motor is a small repair and not something to be capitalized....
