Their CRM has to be the most user friendly system out there.

I self manage all my properties, Now I use real estate agent to find tenants after trying zillow/Craigs list etc

The conventional wisdom is to look at properties in the south and midwest as they are typically much more affordable in price but still command reasonable rent.

They are also smaller and don't command the rent of the newer ones in the area that go for a premium. 

It is also extremely user-friendly, which is a big bonus when trying to bring people on board. 

Well for desktop I set her up with a separate user/pw but she works from home so I have her use Windoze Remote Desktop to access my home office server running Quickbooks

I would market on Craigslist, facebook market place And WOM.I would again check Craigslist, use rent estimator tool and ask a PM what a one bedroom apt rents for in your area.That starts by identifying your standards and sticking to them, credit and background check and verifying income.Keep us updated on your deal when it goes through.Cheers, Carlos
