@Kenneth Garrett Your example makes perfect sense, but I thought in order to make a private loan like that there were legal hurdles (isn’t that where the whole credited vs accredited comes from)?

I work that area a lot and it's perfect for a house hack if you're cool to do a chunk of work. 

But also keep in mind there is often a "perfect world attorney answer" and a "real world landlord/PM answer", and you have to figure out what the risk is and if it's worth taking possession of the unit.
