I am currently in a verbal negotiation with the seller but if things progress I would like to know where to know the next steps.

My loan broker is still thinking we can get it done in 60 days or so, not sure it’s going to be that quick.In my case, I’m just evaluating the benefit of refinancing now, vs the costs and prepayment on existing debt. 

That gives you a benchmark to evaluate lenders with.

This checklist can anyone use to quickly evaluate in moving  forward in the deal or just leave it.

I budgeted to replace window not even looking at the windows just assuming they needed replaced. but they are double pane. so you have to pay attention to a-lot of little things check lists and education are key. reading how to flip property and how to evaluate flips i think its by josh dorkin again is a good idea. repetition builds mastery as brandon turner says.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

*regrets in advanceA rule of thumb I use to evaluate whether a deal is worth digging into is the 1% Rule. 

I know this is an unprecedented time that we're in, but I'd like to hear your thoughts on whether or not I should move forward at this time, or wait it out and re-evaluate in a few months.
