Multi Unit Housing beginner

I am new to investing but I don’t want my only way of investing is flipping homes. What is the best strategy to get into purchasing multi family properties?

IMO these strategies would be steps in the right direction:

- Look first at buying a duplex, triplex or 4-plex. You can get conventional financing on those and build valuable skills then go after larger buildings as you grow.

- Read the ABC's of Real Estate Investing by Ken McElroy

- Find a mentor that has done multiple deals and is willing to help you evaluate deals that you come across.
