Separately, I hired a kitchen cabinet guy since he was 1/2 the price of the other, painters- since I have a great crew, a roofer, and a yard guy and a pool re[air company.

I'm thinking 1 page for each unit and it should include things like inventory of appliances and things that should be there like kitchen sink and all cabinets, bathroom sink, toilet and appropriate faucets, condition of carpet, paint.

Homes are renting in the area in a range from 1.00$ (deferred maintenace and habitat homes) to about 1.35$ sq ft for some home rentals (higher end finishes and cabinets).

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

It doesn't matter if you are a marketing wiz that finds a way to get hundreds of calls in on your rental listings if you don't pick up the phone when they call, politely answer their questions and get them one step closer to viewing the property and signing the lease it all is worthless.

You might think, 'no way in hell am I going to pay a nonpaying tenant to leave my property', but giving them a few hundred to get out will save you big in the long term of vacancy and court costs.
