You can lock up the property in your contract or you can develop a relationship with the seller that assures they won't look elsewhere.  

That's a win-win.The only reason to consider that dangerous is if the OP lacks the education it takes to properly analyze the deal to assure a profit before going in and/or doesn't have effective escape clauses in their purchase contract.

If you go the 2nd route you need to be in control of the statement delivery (monthly statement needs to come to you) so you can be assured the mortgage company is actually receiving the payment.
