After covering a New Year's Eve shift and getting a fifty cent raise for my efforts (From 7.50 to 8.00 an hour) I had had enough.

Having researched the area we're thinking that in this area we should shift our strategy to focus on flipping.

I spent time homeless/housesitting. and figuring out ways to live in our information based society off the grid.  

I agree and am looking to shift focus through strategic liquidity events over the next 12-24 months as well.

For whatever reason I thought they were a secret society.

If rates have shifted and that's the best you can expect currently, then what is reasonable will be defined by your expectations of return and cash flow numbers.

Sellers have a change in plans, markets shift, buyers say they will wait until this or that happens in their life, interest rates go up, etc. 

We have shifted from cash flow rentals ,to retail sales in most markets.

(And sometimes even into things that might be fairly questionable… like I wrote about with a specific example in a recent article).So I don't see POL suddenly shifting to favor institutional investment over individual investors, since it doesn't help them in any way to do that.

Mostly new construction.But it's time to shift focus and to build something more, something we can leave behind.
