I'm looking to start out slowly while completing my masters program starting this fall while simultaneously decreasing my living expenses and earning some passive income. 

I have set up my follow-up routine, have my brochure ready, my Probate Case Work Sheet ready, Master Index is ready,  I am at a loss for what to say in my letter to PR as an introduction.

Is the utilities park paid or are the water, sewer, trash gas, electric master metered or bill back to tenants?

Totally renovated basement is almost complete (minor details left) I've expanded the sq footage, and added Master bed/bath. 

Purchase price: $86,000 Cash invested: $25,000 2/2 condo both master suites. hard wood flooring throughout the living and dining room.

We are contemplating doing a complete basement finishing for about 1300-1500sqft, Space would be open concept kitchen/dining/living room, Master(ish) bedroom & non-shared bath, 2nd & 3rd bedroom with shared bath, then maybe a closet with stackable washer/dryer.

It enables you to have a master structure and create a new series for each new property if thats how you decide to structure your holdings.
