I have a motivated seller who fully renovated home 3bd 2bath with master suite Asking 69,000 she’s willing to negotiate price It’s no repair , it’s a buy and hold investment Finding out how much property worth? Fairly new this would be my first deal

I thought you were buying and holding. Something is off if ARV is $180k and she is selling at $110k "loss"

If the NUMBERS are REAL, if I were you, then I would buy it for myself and quickly get a LOC with it. You can have a 70% LTV to get $126K to invest in other properties.

But the numbers you are giving is off. I think ARV is overshot by $100k. Maybe ARV is $80K, not $180K.
