Newbie Investor in Chicago!

Hello everyone!

I became interested in real estate investing once I graduated college and realized that my chosen field (social work) would not provide the financial stability that I am looking for in life. I have done a fair amount of research on the different types of investing in real estate and am interested mainly in fix and flip, buy and hold, and possibly wholesaling.

I'm looking to start out slowly while completing my masters program starting this fall while simultaneously decreasing my living expenses and earning some passive income. I have recently accepted a position in Chicago (I live in Aurora) and would like to move out there. I am interested in purchasing a multifamily property (live in one and rent out the others). Any advice for someone that is just starting out and trying to navigate herself through the world of real estate investing?
