I took a 3-day weekend training course once here in Houston, with a local REI group and it was really quite good (not a lot of money), and they actually suggested this.

The property fundamentally is a solid asset and if new debt could have been placed on the property lowering cash requirements and annual debt service, the property was a solid Go.It was difficult to walk away but I believe it was the right decision given the issues listed above as well as ongoing issues with Covid and general uncertainty in the economy.I have three other LOIs out at the present moment - so right back at it.While highly motivated to do my first larger multifamily deal, it is more important to do it right.

The end result will be another 3,599 on going jobs paying +$60,000 a year!

The rest can really only be learned through "on the job training" I've got the fundamentals relatively down and I'm ready to begin analyzing properties and finally getting some skin in the game!

Most books/videos/training you can find out there that refer to "multifamily" would actually refer to the larger commercial size apartment buildings kind of real estate. 

You'll want to stress test your models with worst-case scenarios (like depreciation, and ongoing high rates). 

These are professionals with additional training and a stricter code of ethics.

I should have joined an established brokerage with great tools and training right off the bat.
