You should be closing 1 deal for every 10-20 leads depending on your ability to close and how creative you can get with a deal.It usually takes 3-4 months to optimize the campaign because you need traffic and "motivated seller" traffic isn't cheap right now.

Contracts, especially investor types, need to be compliant with local custom as well as state law.If you're working on the cheap, might ask a title company to look at your contract, they know what is customary and closing agents are well aware of any disclosure required. :)

Bait your rental ad with "good high school name", in small town with low crime, fix it up nice with new AC and appliances,,, you'll have a list of good folks to choose from.Wholesalers need to find deals where buyers want to buy, NOT where they can find cheap houses.
