We won because we waived all the contingencies we could, submitted complete offers perfectly exactly as the listing agents asked for in their "Contract Preparation Form" (listing agents are getting picky about how they want offers prepared these days), had the lender call the listing agent to vouch for my client's ability to close, used a local lender with a good reputation for being able to close on time, etc., etc., etc. and I verbally made it clear to the listing agent that we wouldn't nickle and dime them on inspection items or jerk them around at all and that we would make it a clean, good faith transaction.
