Also, you have to develop some thick skin as some of these owners are in a bad mood. 

You have to have skin in the project. 

You'd spend more time trying to land 100% financing than you would putting 10-15% down and knocking the deal out with some skin in the game, and walking away 60-90 days later with some profit.

However there are a few really great people I have spoke with that I want to bring on as a caller but I fear they may take too much time to train and will not have the "thick skin" of experienced callers.

They gave me 80% of what I spent on each property (purchase price + repairs), so that I still had some "skin" in the game.

Remember, there are a hundred ways to skin a cat.

The people that do it are getting by on the skin of their teeth and if the market winds shift against you, you'll be up a creek without a paddle.
