Memphis Multifamily property

I'm looking to buy a mid size multi property.

Is there any multifamily investors on here that can help me determine if a property is in a good area? Looking at a distressed property in the Cooper Young area on north side of southern ave.

What are the rents like for this area for a high end unit 2/1, 1/1?

Would love some guidance on that area specifically.

I've already read through most of the memphis threads on here- and understand it can be a tough market.

I've also talked to multiple PMs, and looked at the avg. rents.

@Vivek Kumar Good question, do you not have confidence in the answers you’ve receieved from property managers? In my experience in that area, you should be able to get $800 for the 2/1s. I can send you some market research if that would be helpful.
