@John Warren and @Jonathan Klemm, thanks for the input--that's the advice I got when we originally purchased and it made sense to me, but then I've talked to a handful of people lately who have said we were insane to do anything other than an LLC for liability coverage.

It sounds like it could save us a ton, but I'm concerned about the "unnamed" risks that I may be signing up for unwittingly.For reference, we would go with the most comprehensive policy specifically because it covers theft and leaks from plumbing.

dont know about San Deigo but here in Oregon and i suspect there to.. the title companies send out stats each weekbased on Zip codes and property types.. very comprehensive and free.
