Hello,I apologize about the lack of response, my company has won multiple contracts fro remodeling Subway store locations throughout the great state of West Virginia. 

Here are my questions:Can I take on a higher purchase price if all of the uniters were remodeled and would therefore require little to no repairs or maintenance?

She is keen to remodel it, but I am not sure if we will get our money back.

I would ask to see the current leases and ask if the tenants are current and if they have deposits and how long have they been tenants and if they have/have had any violations.I'd wait until the tenants move to do the renovations.If the renovations are specifically for the existing tenants, then I'd talk w/them and whoever is doing the work and then do it while trying to manage everyone's expectations sort of like remodeling a property while I was living in the property.   

As a builder, remodeler, and long-time investor, I've never met an inspector that knows more about how homes fail and what people do to cover up said failures.

Easy drive to supermarkets, shopping centers, major traffic arteries, local job centers; access to public transportation.Those are a few visible characteristics I look for when buying or remodeling single-family properties as rentals.
