Basement bathroom ROI

My partner and I are looking to list our home soon, but can't decide if we want to finish the basement bathroom. She is keen to remodel it, but I am not sure if we will get our money back. She thinks, that if we spend 5k on it, we will be able to list it for 5k+ than we would otherwise; I am still not sold.

To give you an idea what the home is like, we have a 3 bed 3 bath english country style with a walk out basement.

@Alex Popescu Sounds like a little to no return on investment. Why spend a dollar to get a dollar back?? If the improvement is not going to generate a higher return on investment, then why do it?? Think about it, would you by a product for $5K to sell it for $5K?? Probably not. Ultimately, have a realtor look at comparables to ultimately give you the answer you’re looking for.
