Attempting to find properties at the court house is also what I prefer, but I drive by some areas for other purposes too and the public records won't tell me about the property, if it's vacant, etc.

Dave, it is the same as for a general partner, since that is the capacity the single member is acting, he/she is personally liable to the LLC, not to the public per se' but could be as well.

And you can not disclaim your way out of liability, it's a ploy to make the public think that some accident is on them, that's about it, don't rely on disclaimers to really save you.

But they are also doing many of the tax sales now in CA.. and there are certainly buys on raw land at those sales that can be good.. although with all this info coming easily to the public lots of stuff gets bid up way to high

(Unless MA includes some listing through non-judicial process) Your first opportunity to see foreclosure actions will be publication, notice of foreclosure and those should also be filed with a county clerk's office or clerk of court or similar administrative side as the process is non-judicial, the court isn't involved so it's not a matter before any court.
