Tenant liabilty/insurance?

,About to rent out my first house to a couple with 5 y.o. who wants to have a small pool in front yard. Rather than ask her to buy tenant insur, I was thinking to put a clause in the lease, stateing I have no responsability for anything that may happen regarding the property. Is this a good idea..has anyone done this? thanks!

Those kiddy pools purchased at wally world are fine imo, as they should be required to fill-use-enjoy-then empty. For those, and the simple minded, I suggest that dogs and other animals will be drinking and what ever in their pool if they just leave them filled and they don't want the kids playing in that! The front yard, no unless they use it and remove it and not leave it there, that depends on the neighborhood and area too. Bigger pools, no!

And you can not disclaim your way out of liability, it's a ploy to make the public think that some accident is on them, that's about it, don't rely on disclaimers to really save you.
