Agreed, any remediation needs to be done by qualified parties who understand the process and use legally correct procedures.  

I have found that their algorithm doesn't account for the true nature of neighborhoods.

QB doesn't support that and forces a procedural sequence to move funds. 

. :-)The other agents I spoke of had an opportunity (and they were considered by others to be more seasoned in working with investors) to help me reach my goals and in turn receive repeat deals and still get their commission but chose to be all about themselves or in the case of one, just didn't have the experience as an agent and was fumbling.I've learned lot and by nature I soak up knowledge like a sponge.

Stephanie Bureau yes that is possible if you can find a tenant willing to risk the short term nature of the initial lease.One case where it might work is employment related rentals.

Talked to the security company for the HOA to ask if they had any special policies or procedures.
