prices now are almost at the same level than 2005 2006, lenders guidelines already started to be easier, a lot of people wants to flip a house like TV shows,  it is time to be intelligent and invest for cash flow, if the numbers make sense let's do it, if not leave the deal to others

I would suggest looking at East LA (zip code 90063), its in a non-incorporated area of LA, meaning no rent control, and its a bit easier to find housing.
