@Judy Lipinski I agree with @Colleen F. that renting a property with garage is easier.

I've noticed with VRBO they are much easier to get in touch with and seem to be a bit more fair on the customer service side to both the host and the guest.

Here's why....It gives you something to shoot for, a goal, a target. 

Easier to setup.

Target your customers based on their search behavior.

And it's also much easier to accelerate if you're in a low priced area (or invest in one). 

prices now are almost at the same level than 2005 2006, lenders guidelines already started to be easier, a lot of people wants to flip a house like TV shows,  it is time to be intelligent and invest for cash flow, if the numbers make sense let's do it, if not leave the deal to others 

You want to try your best to target those sellers and seek them out.

Once you look at enough, know your #'s and criteria I believe it gets easier.

I would suggest looking at East LA (zip code 90063), its in a non-incorporated area of LA, meaning no rent control, and its a bit easier to find housing.
