If you are buying a 100 year old investment property, it is wise to get the sewer line camera inspected.

I'm buying camera's currently to help track the traffic that comes in and out of the house.

Also, if you aren't afraid of getting in front of a camera, do some short videos and post them. 

From what I read digital signatures hold the same weight as wet signatures.

We are in the age of digital.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost3) Hire good cleaners, a solid handyman & befriend some helpful neighbors.

So I personally would look for a multi-faceted MTR renter pool, i.e. be sure you're in an area and presenting your rental in such a way that you will attract other MTR demographics such as tradespeople, digital nomads, etc.Wholeheartedly agree with @Nicole Heasley as well, get out to meetups and see what everyone else is thinking/seeing, but at the same time be careful not to just "go with the herd" too much...reference my oversaturation comment above haha.
