Is there other methods besides cold calling? I feel this is outdated.

No one wants to receive a cold call or a cold text. It doesn't mean that, en masse, it doesn't work in general, it's just that most people hate it. I try to niche down on everything. If I tighten up what I am looking for, it's much easier to build relationships in that specific investing arena and all of prospecting is really building relationships. What's your target and are you looking to buy for yourself or to wholesale?
