I visited Than's "workshop" before I ran into BP and I wouldn't say that you should expect much networking from experienced investors there, but there could be a few who are scoping out prospects for gathering new investors to start their own teams. 

However same complaint from prospective tenants - the apartment is too dark.Here's a description of the place.  1500 sq ft over 2 floors. 

See if other landlords might share what they use or have your attorney create one or review one that you aquire.Run a background check on prospective applicants.

I like living here for the most part but I dont like the prospects of investing here!

I follow a lot of post on this forum about gathering information on motivated sellers and using it for prospecting. 

Then compare prospective properties against that.For example, let's say you're using the 1% rule metric, and the average for the area and property type you're considering is 0.6%.

Dear BP family,I have two prospective tenants.A tenant A is a market tenant (not Section 8) has 600 credit score, makes 2.5 times the monthly rent but has $8000 outstanding debts.A tenant B is a section 8 tenant, has 470 credit score, makes 2.5 times of her monthly rent portion, and also has $8000 outstanding debts ( car leasing debts).Please, suggest which one should I choose?

Are there any important questions I should ask my property manager about this prospective tenant before I approve?

I’ve already notified the local LE but is there any signs people have found successful in detering people from Parking on your property?
