As stated previously by @Dean Harris several investors have seen a lot of success utilizing the BRRRR method in Memphis since you can still buy discounted off-market properties here in B/C areas, run a minimal rehab and then cash out at 80-110% of the cash you put in.

Hi Guys, This Harry and I have 2 questions, I'm looking at buying my first REO, I went and looked at it with my repair guy so he can give me an estimate on the rehab, the next day the house was put on auction.com and they want 2000.00 deposit to be able to bid and the money is non refundable even if you dont win the house, is that how on-line auctions work ?
