It costs money, time and effort to get rid of errant tenants.The property that you are considering buying - I'd suggest you encourage that tenant to leave if she appears to be unstable.

If you think that you can successfully connect with a hedge fund by online efforts, I think you are in error.

I haven't used this product myself but it's something I've been looking at for my investment efforts here in Maryland.

The economy want's to deleverage which is deflationary but central banks are printing money trying to produce price inflation in an effort to decrease government debt loads.

In the winter I make the extra effort to advertise more places, and I sometimes offer incentives to encourage responses (e.g. discount on 2nd month's rent).

Slide the salary up or down based on other extenuating circumstances such as effort involved, overall profits and market factors.

Now to be fair we don't wholesale we buy value add and resell If I build on it its a 500k deal.. this is were the money is made in real estate.Other wise putting all this effort in to wholesale on the west coast while maybe 1 in 50 will actually do anything.. but if you put that kind of time into getting your real estate license and just go for listings.. you will have money in the bank and make far more money than you ever will wholesaling IF and that's a big IF your determined and decent people person and sales skills. 

Obviously for this to work, you need to know how to leverage your credibility score with your website.Honestly and genuinely, I sincerely believe and know this is the best way to do it!
