I acknowledge that my problem is a luxury for probably 80% of the world, and that “I came into this world naked and screaming and if I go out the same way at least I broke even”By they way I’m currently sitting on my couch trying to decide if on my first STR investment I go $500 above asking for a home I am certain will rent well and is a good value because I’m not at all a handy guy and I’ll need to do an extensive rehab (even if it means hiring a GC)...

It’s the fact that inheriting an existing tenant already does not allow me to do an extensive screening of the tenant as much as I would be able to screen a new potential tenant.

Definitely frightening due to the age of the structures and certainly wouldn't be getting into them if the GC on our team didn't have 30 years of experience in extensive renovations and new home construction.

You should at least be able to cover all of the due diligence costs so that you aren't raising investor money until you close, because until you do close your first one how can you, or them be sure that you can get through the extensive due diligence period.
