I'd say if you find inventory to buy in Houston that is close to these guidelines, I'd go for it.

He seems to have very few but the rentals move fast, although not the sales.

If you are closing in an entity and default, guess what? 

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

Also turn times can be rough meaning days to close. 

Another question is if I'm looking at off market deals that come to me, I would need to come up fast with the money because the property may be sent to me through other means ( realtor, wholesaler, etc) than the MLS and nobody will wait for a Conventional Loan to close 90 days out.
