Flip was a 1350sf 3/ 1 1/2, bought at 82.5, put 7 in and sold for 115, cleared 22k for 2 months work, the market was shifting toward buy/hold so bought rental for 44k, took 6 months and 8k, now pulls 1100/mo.

Ive had this happen a few times - sometimes people walk under my tape at the door or one time I forgot to tape off the door.on some projects people just have no clue and continue to walk in while tiles are sliding. the first photo shows mainly clean tiles then you get the areas where there was traffic and thinset is pushed up everywhere and shifted tiles. not defending anyone but just saying sometimes I catch this before I leave for the day and other times this is what it looks like the next day when I walk in.best of luck

I feel in complete control of the deal and outside of cataclysmic events it is a very calculated risk.With the stock market the CEO could be clueless like most are and tank the company in one fell swoop or the drones on wall street could simply shift their mutual funds away from something and then I am tanked.I know there is a lot of money to be made out there but I guess I am a control freak.

In 4 years the "friend" did neither of those.When the "friend" found out that the current owner was selling to us she shifted into high gear, contacted her lawyer, put a mechanics lien on the property for "materials purchased and work performed" on the property so that he would have a hard time selling it.The biggest problem is that we cannot close on the property due to some sign offs that we need from the old owner.
