Dear BP,

After months of stories and email exchanges, my tenant has offered to move by thanksgiving. She has been no-paying since May, due to various reasons. What is the shortest time i can ask her to vacate by? Any advise will be helpful, at the end of my ropes

@Abhilash Joseph

With all due respect to the out of state posters, they are giving you incorrect information that is not the law for Texas.

I would encourage you to send the notice and file the eviction as the cost to you to do so is +-$150.  If they leave as promised by Thanksgiving then great, otherwise waiting until then to see if they leave will cost you another 3 weeks or so.  In many cases Tenants will not react until the owner takes action.  Let me know if I can help
