I have rental property in California but I'm not California resident.

Cat odor is one of the worst things in a rental!

I'm a slow and steady wins the race investor that has little by little bought single family rentals (combo of long term, mid term, and short term). 

I'm having issues with my rentals in Illinois and Wisconsin.

We have yet to have an investor who wants to put an airplane in their rental but niching down and designing for your ideal guest is certainly an approach that we take to help investors and host see success in their markets. 

This will be my very 1st rental opportunity.

Any recommendations on if I should look at property for vacation rental or if it makes more sense to look at a property for long-term rental?

I’m concerned about rental prices and resale prices and resale value when being compared to the workforce units in the same neighborhood.

Not sure how much that tells you, but might be better than nothing. also depends on the type of property if its a rental being sold then ya most realtors will have a good list of folks looking for a rental with teh right numbers if its owner occ this simply is not remotely possible unless its a certain school district or certain style of home..
