All mortgages were originated in my name, and then the properties were quit claimed into the LLC. 3 free and clear properties are also in these LLC's.This local bank has been great to work with, but on my latest loan request they are asking for an unlimited personal guarantee of all outstanding debt held with the bank.

I was thinking of sending a letter to the spouse offering appraised value + cost of attorney fees/realtor related to sale of the property + cover outstanding taxes (if they need to be paid before sale?)?

The company states there is an outstanding bill of $601 and they have received a judgment in their favor against the tenants.

We have done outstanding with our 1 to 4 unit properties, but if I had started in commercial MF I still would have done outstanding, but I would have needed to do less work.  

And by the way, i have an outstanding relationship with a few agents in the area.
