Yes, it is time consuming; and yes, you do take a risk of your application being turned down; but there are many steps you can take ahead of time to help ensure success.FIRST, before you even consider writing a grant, make sure you have on file the kinds of documents you'll need for most grant submissions: Mission statementBy-laws and articles of incorporationOrganizational chartOrganizational historyAudit or, if an audit is not required, a financial statementFavorable newspaper articles about your organizations, and other PR materialsSufficient copier paper, FedEx packages, binders, dividers, etc.Having these at the ready will make the writing process go much easier.SECOND, after you've done your homework and isolated a funding source to which you want to apply, READ THE APPLICATION CAREFULLY.

To be clear, I'm not making cold calls these days unless I'm tracking down a particular person, such as an heir, note or lien holder.Also, I have a call center that talks to my prospective clients before I do.Most of my calls, therefore are inbound, and most of those are legal professionals such as attorneys.I no longer use a fixed script however two important tools that I still use include:1) List of key questions to remember to ask (without sounding like an interrogation)2) Intake sheet that organizes my notes.

And you can hire more experienced on-site staff (managers start at small properties and work their way up to larger ones just like owners should).That said, if your objective is to acquire property with investor's money, a large property with a sophisticated management company isn't going to be your golden ticket.
