I figure that if there's a dispute over charges to the tenant's deposit later on, the certified letter as well as earlier emails on the subject would satisfy a judge that the tenant had delayed submitting the checklist long enough to undermine its validity.The tenant's delay then actually would seem to work to the advantage of the landlord.

You will almost certainly have to provide financial statements, tax returns, and provide personal guaranties, not fun on the best of days but that's life.Once you find the investor-friendly bank, move some depository and other business there as well, to help with your current and future loan requests.

Provide supporting financial statements and bank statements.Also, call at least 3 different banks and ask them what type of loans you are looking for so you don't waster your time when you get a property under contract.
