Is just say to lead with honest and disclosure.

In my opinion, its because Texas is a non-disclosure state.

Hi @Amber Jones Normally there should have been a Lead paint disclosure given to you during the purchasing process. 

I got my preliminary closing disclosure from my lender yesterday so I thought it was all good to wire.

Now almost each state has some disclosures that you'll need to make sure your buyer has (just signed and dated) and delivered at the correct (per state law) days prior to closing- but again, this sounds pretty easy for you as I'm assuming this cash sale is 'as is' and not going through inspection.

The seller is leaving it as indicated in the sellers disclosure.

They will make sure you have the required disclosure forms and also make sure the transaction is moving along the way it should.
